Property Management:

*Commercial, Residential, and Industrial Property Management Options

*Assisting owner(s) in setting rental rates, deposit amounts, pet fees, and lease contract specifics
*Marketing the property to attract tenants using multiple techniques
*Managing tenant turnover (move-in/move-out procedures)
*Ensuring compliance with local laws and regulations

Tenant Relations:

*Addressing tenant inquiries and concerns
*Screening, creating, and managing tenant applications and lease agreements
*Handling tenant complaints and ensuring their satisfaction
*Enforcing lease agreements and resolving disputes

Property Maintenance:

*Conducting regular property inspections to identify maintenance needs
*Overseeing and coordinating repairs and maintenance work, potentially including plumbing, HVAC, and electrical issues
*Working with contractors and managing repair budgets to stay within the discussed budget with the owner(s)

Communication:

*Serving as the primary point of contact between the owner and tenants
*Communicating with the owner about property performance, tenant issues, and maintenance needs
*Responding to inquiries and requests promptly and professionally

Financial Management:

Texas Laws surrounding property management, require that I work with the owner and tenants to set up the lease agreement to include an efficient method in which the tenants pay all monies (rent, deposits, and fees) directly to the owner of the property. I then provide monthly or quarterly financial reports as well as a year end analysis statement each year for accounting purposes.
